Upgrade Ventilation

$750 + Materials

Most new construction homes are under-ventilated, and some even have box vents directly across from each other like in this picture on the left. These box vents look good on paper but actually choke each-other off, preventing your attic from ventilating properly.

Not having enough ventilation can take years off the life of your roof, and can actually void your roof's warranty. Poor ventilation can also lead to other issues such as condensation in the attic space, mold growth, and higher energy bills.

The damage can be mitigated in the early years of your new construction home by upgrading to a better ventilation system, such as whirly-birds (seen in pic on the right) increasing the lifespan of your roof.

Although we believe Whirlybirds are the best ventilation option out there, we do also install Ridge Vents, and Solar-Powered Vents.

Upgrade Ridge Caps

Standard roofing construction practice is to 'cap off' your hip & ridge shingles with a single shingle with 4 nails, and a single nail in the corner connecting the hips.

Even though this is way everyone does it, this leaves several potential leak points on your roof guarded only by sealant that lasts 2-3 yrs.

There is actually a better way. We can 'cap off' your hip & ridge shingles with a thick layer of premium-grade roofing sealant and lay an additional shingle to protect it from the elements. And bam! No more exposed nailheads on your ridge!

Upgrade Pipe Vents

Starts Just $225

Most new construction homes are built with the cheapest possible plastic pipe boots, and caulked with a cheap caulking that last only 2-3 yrs before the sun dries it out and water begins to make its way into your home.

Pipe vents are one of the most common sources of leaks in a home, especially in new construction.

We can reinforce your pipe vents in 2 ways...

1) Re-Seal with a premium grade sealant with a thick rubber pipe collar to protect it from the elements ($225)

or 2) Re-Sealed w/ premium grade sealant and reinforced with this Class 4 Impact Rated Pipe Boot by Masterflow. ($750+Materials)

Often times roofers work too fast. Or they are pressured to finish fast and tend to make mistakes. On new construction homes I tend to find installation errors on every single roof I look at.

We can actually find these installation errors and seal them up with a thick layer of premium-grade roofing sealant to patch these issues up and prevent more water intrusion.

These issues should have been caught during the install, or during an inspection. But there always seem to be some that slip through the cracks. Don't worry, we can help!
